The disadvantages to owning a house are not nearly as many as the advantages. However, the do exist. One of the biggest ones is that you are responsible for everything. When something goes wrong, you have to fix it. There’s no one to pass on the bill to. Of course, if you have insurance then you at least have someone to foot the cost but then your premiums might go up. It’s a vicious circle. Here are some of the common ‘big’ things that could go wrong if you don’t have the house checked out before you buy it.
The Plumbing
This is something that is pretty common because no one thinks to get it repairs and replaced until it goes out completely or something backs up. Most plumbing systems will need to be replaced every 30 or 40 years so if the house is older than that, chances are, the system has not been replaced and it will be your responsibility to do so, once you buy the house. If you have a professional plumber come in and use their equipment to check the plumbing system, you’ll be much better informed regarding the quality and state of the pipes in the home. Older homes will particularly have this problem. Newer homes are probably fine but should be checked anyway.
The Roof
Repairing a roof can get pricey, so this is definitely something you need to know about. You’ll want to use a professional roof repair company to check it over because there are signs and symptoms of a decaying roof that they will know to look out for that you may not recognize. The Flooring
While the floors might look like they are in perfect condition to the naked eye, there’s no telling what is going on underneath. With carpets, it’s a little easier. If there are light stains in the carpet, this might be because the padding underneath is stained. No matter how much you shampoo the carpets, those stains are going to come back. The padding will need to actually be replaced in order to make sure that the stains are gone. If the floors of the home are laminate, tile, marble or any other material, you may find that you won’t be able to tell what condition they are in. The Electrical Wiring
This is not only problematic, it’s dangerous. If the electrical wiring is old, it could cause fires to start in the house. Have an electrician come and check everything out to make sure that there is nothing the matter with the wiring. This is especially true of older houses. While you are having professional roof repairmen look at the roof, have them check for areas that the roof could leak as well; if the roof leaks into the wiring system, this could cause major problems.
The HVAC System
If you are buying your home during an off season when the weather is mild, you may not think to check the heating and cooling system. Make sure that you thoroughly test both the air conditioner and the heating system. If this needs to be fixed or replaced, it could cost you a lot of extra money.
If you are considering buying a property, then have it checked out by professional roof repairmen, plumbers, electricians and other residential inspectors. This could save you a lot of trouble if you bought the house without knowing the issues. If you have the house inspected and some of these issues come up, they don’t have to be deal breakers. In fact, you might be able to negotiate the cost of the house in order to be able to cover these problems.
